Ownership?
There
are ownership differences, but in reality both are excellent
vacation ownership alternatives. These differences are offered
below.
Fractional Properties and their Owners
1. Fractional
properties have fewer owners and ownership is usually in
a home rather than a condominium.
2. Fractional owners usually have a vote, or at the very
least they are polled, whenever there are any significant
changes forthcoming.
3. A well run fractional property will have very few properties
offered for sale, and have a significant Capitol Reserve
Fund.
4. Fractional property owners have a greater sense of community.
They refer to the property as their "home away from
home".
5. A fractional owner has the means and the time for more
than just a week or two of vacation. They are also willing
to "pay a bit more" for the extras that come with
this type of ownership.
6. A fractional property is offered by a professional real
estate agent who is an integrated part of the community.
Most
Timeshare Properties and their Owners
1. Timeshare
properties have many more owners than fractional properties.
Timeshares are sold by the week, and a week can be sold
as many as three times. This is called tri-annual ownership.
A tri-annual purchase is the right to use a week every third
year. There are other ways to purchase. They include annual
usage, bi-annual usage, and points.
2. Timeshare owners do not have a say on the properties
improvements or its direction.
3. Every timeshare property has a great number of opportunities
available through resale companies.
4. You are one of hundreds, or even thousands, that own
a piece of a property.
5. There is no set profile for a timeshare owner. It may
be a hardship for some families to own a tri-annual at a
nice resort, while for others owning two weeks at a Marriott
or Disney resort is a convenience.
6. A timeshare presentation is an event.
These
