Hilton Head Fractional Vacation Home Ownership


1. If we were to purchase, what would we own?


A. There are twenty eight homes situated on 55 secluded acres all within a gated community. All homes have the same floor plan. Each is a single-level, free standing 2000 square foot home with three bedrooms and three baths. You would own a 1/13th deeded interest in one of these homes. A one interest ownership would give you at least 27 days usage per year. You may own more than one fractional deeded interest.

The Owners Club at Hilton Head currently has unlimited cart fee only golf, with no restrictions, at eight premier courses on Hilton Head Island. This is cart fee only golf any time during the day - any day of the year ( see Golf Privileges - Amenities page for full details). A one time investment will give you and your family a 1/13 share (the 1/13 share guarantees at least twenty seven days per year - usage can be one day to twenty-seven days at a time - or they can be used concurrently). 2. Who is responsible for maintaining the property?

A. There is a five member Board of Directors that oversee the property on behalf of the 362 property owners. It is mandatory that all members of the Board be owners of the Hilton Head fractional property. All owners and the Board choose who will manage the property. They have chosen Master Club, Inc., an affiliate of Club Corp® which is experienced in the delivery of customized hospitality.

 

3. What are my responsibilities?

A. All owners are expected to pay an equal share to cover all costs involved in maintaining the property. This is referred to as the annual dues. The budget for these dues is determined by the Board of Directors and the results are open to all owners. The annual dues cover ALL costs except for housekeeping.

4. How many days do we receive per year?

A. You will receive no less than 27 days per year. All owners receive 21 High Season and 6 Sport Days per year. In addition, you can purchase up to 60 bonus nights within the usage year. Currently, each bonus night will cost $200.00 plus tax. Bonus nights are based upon availability. Your 21 High Season days can be used anytime throughout the use year. The six Sport Days are limited to the two weeks prior to Christmas; all of January and February, and the first week of March. Christmas and New Years week are High Season weeks.

5. Are we limited to just weekly stays?

A. No. When making reservations outside of thirty days you can book a 3,4,7,10,11,14,or 21 day stay. If you prefer, you can book more than one home during the same time period. This is perfect for bigger outings. Each home will comfortably sleep eight to ten people. When making a reservation within 30 days upon arrival, you may “book” any days that are available. This could be for one night to as many as there are available in inventory.

6. How can we use our days at other properties?

A. Similar reservation policies are used for the Owners Club® properties. See question five. You may currently use similar Owners Club® properties just as you use Hilton Head, subject to the then current Rules & Regulations. The exception is you are limited to a total of seven days stay when booking outside of thirty days. The seven days do not have to be consecutive. You may reserve a three or four night stay. Inside the thirty day window you are limited by availability only.

7. Does this come with Golf?

A. Yes. You and your spouse can currently play unlimited cart fee only golf, with no restrictions, on eight premier Hilton Head Island courses (See: Golf Privileges - Amenities page for full details).

B. Ownership here allows for Club Corp® membership in a terrific network of private dining and golf clubs. What properties are in your area? In addition to the Golden Bear Golf Club at Indigo Run, Club Corp® manages two other courses on Hilton Head. Signature Gold membership currently allows cart fee only golf at these courses.
